The following is a guide of some common condo maintenance issues to help you properly maintain your  investment & keep condo dues low

Maintenance Responsibilities

As outlined by the Declaration of Condominium, Palm Beach Landings Condominium Association is responsible for the maintenance of the common elements of the property and owners are responsible for unit maintenance. The association is not responsible for unit security, maintenance or repairs (other than emergency repairs which affect common elements). The association does not and will not check on or inspect units or coordinate repairs and cleanup in an owner’s absence. If a unit is left vacant for any period of time owners should have arrangements in place to deal with emergency situations that may occur and ensure their unit is properly secured and maintained in their absence.


Emergency Maintenance

The Association provide 24/7 cover for Emergency maintenance issues (such as water leaks). Emergency maintenance issues must be reported to the association immediately.


Safety & Security

Emergency, Security or safety issues must be directed to the relevant local authority such as Police, Fire Dept. Health Dept. etc.


Tenants

Condo units are individually owned,  Palm Beach Landings Condo Association is not responsible for tenant relations, supply of keys/ gate passes, move ins, move outs, unit security, unit maintenance & repairs (other than emergency repairs such as water leaks). The owner will be notified of any tenant rule infringements and tenants should make any representation regarding rules directly to their landlord.


Plumbing & Water Conservation

Water, Sewer & Trash is paid communally by the association. You pay water charges through your association dues or rent. The water bill is the association largest expense accounting for almost 20% of condo dues. Wasted water is literally money down the drain. Leaking faucets and toilets unnecessarily wastes water and money and old & faulty plumbing and appliances increases the chances of leaks.

· Regularly replace toilet Flapper

· Use Flood safe washer hoses and faucet connectors

· Replace water heater in a timely manner (don't wait until it leaks)

· Check Drain pan for damage
